Difference between the Strata Company and the Strata Council

Strata Company

The strata company, also often called the ‘body corporate’, is all the owners of the units/lots in a strata/survey-strata development.

The strata company is formed upon registration of the strata/survey-strata plan.

Strata Council

The strata council is a selection of the owners of the units/lots in a strata/survey-strata development.

In some developments it is impractical for all the owners to participate in the day to day management of the development. In such developments a selection of owners is elected (i.e. the strata council) who act on the instructions of all the owners (i.e. the strata company).
